If all applicants have pets, we sign a pet agreement with the tenant, who must conduct pest control and deep cleaning (e.g., flea treatment for carpets) before moving out.

The RTA (Residential Tenancies Authority) stipulates that rent can only be adjusted once every 12 months. Before the lease expires, we discuss the current market rent evaluation with the landlord. We notify the tenant 75 days before the lease expiry. If the tenant agrees, we issue a renewal contract, charging half a week’s rent plus GST. For detailed renewal procedures, click here. If a tenant breaks the lease mid-term, they are obligated to continue paying rent until we find a new tenant, unless there are special circumstances such as domestic violence or the property becoming uninhabitable.
